The “Why” of Buying Huatulco Real Estate

In the late 1960s, Mexico’s national bank “dog-eared” five beachside locations as the nation’s future tourist hubs: Cancun, Ixtapa, Los Cabos, Loreto and Huatulco. Fonatur (the government agency responsible for developing resort areas) headed up the development.

Ground was broken in several of the would-be locations, however, when it came time to develop Huatulco, nothing could be done. A proper infrastructure was desperately needed.

In 1982, the southern Oaxaca community received its facelift. A laundry list of tasks was completed over the course of 12 years:

  • Regional highways
  • A paved road to connect Huatulco’s nine bays
  • Eco-friendly “green zones”
  • La Crucecita, an inland community for the tourism industry workforce
  • Schools, banks and hospitals
  • A university was built
  • State-of-the-art public works with state-of-the-art septic and water treatment plants
  • Airport expansions with additional international flights
  • A cruise ship dock and two marinas 

Upscale hoteliers also came, tucking their luxury accommodations in various bays along Oaxaca’s picturesque Pacific coastline. By the mid 1990s, over 170,000 tourists came to enjoy what Huatulco was created to be: a Mexican paradise.

Travelers fell in love with Huatulco Mexico, and many decided that it would be their next home. The real estate development blossomed, and we are still enjoying the possibilities.

Hola Erin.
We are thinking of buying in Mexico again. We previously owned two casas in a small subdivision in Chemuyl south of Playa del Carmen. This time we are looking at retiring somewhere warm and affordable. Know a few people who have been to Hautulco and loved the area. The idea of a place that is small and laid back, plus the interaction with the locals sounds very inviting.
Would be looking for something that could possibly generate some rental income Airbnb idea. Would need to be dog friendly also.
Price range of $250,000 u.s. Any information would be greatly appreciated.

Hello! Looking at two places in Mexico: San Miguel Allende and Huatulco. Many years ago I used to live in Mexico City. I am German/Hispanic, no problem with the language. Also retired with a small budget. Will entertain a safe place, 2 Bed + 2 Bath. Priced in the 135.000 – 145.000 Prefer single home, but condominium would be OK. Please advice about HOA fees. Our HOA fees in US are extremely high. Need to get away.
